What Does the Title Company Actually Do? | Rich Life Letter #116

Today I wanted to talk about something that comes up every once in a while for clients – title companies and what they actually do.
Before I get into that, I want to mention one other real estate question we get all the time – “I looked at the county website and it doesn’t show my property is in my trust. Did you guys move my property into my trust?”
It’s important to know that the website has absolutely zero authority with its ownership information.
It’s also important to know that updates to that site happen sporadically.
Bottom line – if you have a copy of the deed with a recording number on it, you can be rest assured your property transfer is complete (and we send those confirmations to you when we get them).
Okay, back to the title company.
When you purchase a property from someone the title company has a very important but very specific job – they look backward to make sure all the transfers in the past related to that property are legitimate.
After they do that, they will give you insurance that that is the case – so, in the future, if someone would allege that the property was not properly transferred, they would be responsible for resolving that issue.
That’s it. Nothing more, nothing less.
And, by the way, if you aren’t happy with your title company’s service during the transaction, you can (and should) go find another one to help you.
